Park Lane Apartments consists of 3 buildings, 32 apartments, 1 & 2 bedroom constructed between 1977 & 1985. Each building has its own laundry facility and is well maintained. Situated in a residential neighborhood, across from a city park.Sudsidized USDA RD housing "Mixed Use" facility. Two buildings for Seniors 62 years of age and older or Disabled 18 years of age and older. One building is for family use, anyone 18 years of age and older Mishicot is a rural village in northern Manitowoc County, WI Quite and safe with a country store, banking, fuel, auto repair, several churches, dental & medical services. Operated by Mishicot Housing Corporation, a WI non-profit corporation. Low base rent (currently 1 bdrm $316, 2 bdrm $356). Rent is based on income: operate under a USDA RA (Rent Assistance) program plus a secondary internal RA program.

Lease Terms

We are required to have a one (1) year lease. Renewals annually. One months rent is collected as a security deposit equal to the base rent.

After a resident has been there for six months we allow a lease to be voluntarily terminated, give us 30 day notice, current on the rent, no problems, clear out & clean the unit, we then cancel the remaining portion of the lease and refund the security deposit.

Income Qualifications

Rent is income based on gross monthly revenue plus adjustment for medical expenditures, less a utility allowance.Like most USDA sites we are electric only (no gas). Residents directly pay their electric which is their lights, hot water & heat. The allowance is calculated per WPS 5 year info, currently it is $63 for a 1 bedroom & $83 for a 2 bedroom.You pay 30% of your gross for your core housing costs of rent + utilities. For example if applying for a 1 bedroom with $1,000 per month and no medical, you would pay $237 (300-63). The balance $79(316-237) would be covered by the USDA RA or our internal RA programs.
